1) Blower door test and duct blaster test required. All permanently installed lamps shall be 100% high-efficacy lamps. (2021 IECC, Chapter 4)
2) Energy compliance testing form completed by energy testing company required at building completion
3) Form board survey, silt fence, trash bin and 5' sidewalk are required.
4) No fencing, equipment or structures shall encroach any easement located within this property.
5) At least 30% of the front yard shall be landscaped; At least 20% of the rear yard shall be landscaped; All single family, duplex, and townhome lots must contain a minimum of one large shade tree per dwelling (7.7.5 E)
6) Street trees are required for all front and side yards that are adjacent to a street – Street trees (3” diameter) are required for every 30 feet of street frontage, shall not be placed further apart than 50 feet or closer than 25 feet. (Denton Development Code 7.7.7)
7) Structure must be 10' from any liquid fill transformer or must have a 1-hour wall with no openings within 10' of transformer.
8) Projections less than 5 feet from the property line shall be fire-resistant rating of 1-hour on the underside. Penetrations-such as soffit vents are not allowed within 5 feet of property line. (2021 IRC, R302)
9) Smoke detectors are required in each bedroom. Smoke detectors and carbon monoxide detector(s) are required in the immediate vicinity of all bedrooms.
10) Min 300 lb. capacity pull down stair.
11) All fences shall be installed whereby the structural framing members shall be located to the interior of the subject lot/property.
12) Ground mounted mechanical equipment may encroach 5’ into required side and rear yards provided no element is located closer than two (2) feet from any property line and equipment complies with screening standards in 7.7.8, Walls Fences and Screening. (3.7.3. Table 3.7-A)
13) One set of approved plans must be on job site at all times
14) Proof of termite treatment must be provided prior to final.
15) Final drainage survey required to be submitted to the Building Inspector at final inspection.
