1) Form board survey, silt fence, trash bin and 5' sidewalk are required.
2) No fencing, equipment or structures shall encroach any easement located within this property.
3) 1-2” street tree required along front property line and 2-2” street trees required alongside yards adjacent to a street. (Denton Development Code 35.13.7 C)
4) Structure must be 10' from any liquid fill transformer or must have a 1-hour wall with no openings within 10' of transformer.
5) Blower door test and duct blaster test required.
6) All permanently installed lighting fixtures shall contain only high-efficacy lighting sources. (2021 IECC R404.1)
7) Energy compliance testing form completed by energy testing company required at building completion.
8) Projections less than 5 feet from the property line shall be fire-resistant rating of 1 hour on the underside. Penetrations-such as soffit vents are not allowed within 5 feet of property line. (2021 IRC, R302)
9) Smoke detectors are required in each bedroom. Smoke detectors and carbon monoxide detector(s) are required in the immediate vicinity of all bedrooms.
10) Min 300 lb. capacity pull down stair.
11) All fences shall be installed whereby the structural framing members shall be located to the interior of the subject lot/property.
12) One set of approved plans must be on job site at all times
13) Proof of termite treatment must be provided prior to final.
